To reserve the PROPERTY, the CLIENT should complete and sign the Booking Form sent to them, and return it together with payment of the Booking Deposit (25% of the total rental costs due).  Following receipt of the Booking Form and Deposit, the OWNERS will send a confirmation letter and invoice for the remaining amount with dates of due payment - normally not less than 8 weeks before rental period.  Reservations made within 8 weeks of arrival require full payment to secure the booking.

The Rental Period for the property shall commence at 4.00 p.m. on the first day (normally a Saturday) and finish at 10.00 a.m. on the following Saturday for 1 week bookings.  Please ensure you are able to adhere to these times as it is essential we have a sufficient vacant period to arrange cleaning of the property in preparation for other guests.  It is agreed that the OWNERS shall not be obliged to offer the accommodation before the time stated and the CLIENT shall not be entitled to remain in occupation after the time stated.

The property has 3 bedrooms (2 double and 1 twin rooms) and is ideal for groups of 4 to 6 people. We do however have a sofa bed available for your use on the mezzanine landing should you wish to book for a larger group. The maximum number to reside in the PROPERTY must not exceed 8 persons unless the OWNERS have given written permission.

Any outstanding balance is payable not less than eight weeks before the start of the rental period.  If payment is not received by the due date, the OWNERS reserve the right to cancel the reservation The CLIENT will remain liable to pay the balance of the rent unless the OWNERS are able to re-let the PROPERTY. The CLIENT is strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for the party's personal belongings, public liability etc.

The CLIENT agrees to be a considerate tenant and to take good care of the PROPERTY and its contents and to leave it in a clean and tidy condition at the end of the Rental Period. The CLIENT also agrees not to act in any way that would cause disturbance to any residents in neighbouring properties. THE CLIENT undertakes to allow the OWNERS or their agents access to the property in order  to carry out minimum weekly maintenance of the property and gardens

The OWNERS shall NOT be liable to the CLIENT for:

A) any temporary defect or stoppage in the supply of public services to the PROPERTY, nor in respect of any failure of equipment, machinery or appliance in the PROPERTY or garden.

B) any loss, damage or injury to your possessions which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the OWNERS.

C) any loss, damage or inconvenience caused to, or suffered by the CLIENT if the PROPERTY shall be destroyed or substantially damaged before the start of the rental period and in any such event, the OWNERS shall, within seven days of notification to the CLIENT, refund to the CLIENT all sums previously paid in respect of the Rental Period.

Under no circumstances shall the OWNERS' liability to the CLIENT exceed the amount paid to the OWNERS for the rental period.
